How is rent paid in the UAE?

Most landlords still ask for one to four post-dated cheques annually. Single-cheque deals get the lowest price; four-cheque deals smooth the cash. We negotiate the cheque count as part of the offer.

What is Ejari and do I need it?

Ejari is the Dubai government's tenancy registration system (other emirates have equivalents). Without it you can't get DEWA, you can't sponsor family residency, and you can't enrol children in school. We register it for you.

What extra costs should I budget for?

Plan for: 5% security deposit (10% if furnished), 5% agency commission (we waive ours when we take the brief end-to-end), AED 1,000–2,000 Ejari and admin, DEWA deposit, chiller deposit if separate, and the first month's internet.

Can you find a home before we land?

Yes — most of our home searches start with the family still abroad. We video-tour everything, shortlist, and have a signed lease and DEWA active by the time you arrive.

Question 5

Can you work with us if we don't live in the UAE?

Yes — most of our clients are based outside the UAE when they first engage us. We sign and onboard remotely, collect documents through a secure portal, and only need you in person for steps that the authorities require, such as biometrics for your residency visa.
